Who I Am

This privacy policy applies to janicedivinarealestate.com, operated by Janice Divina Liad, a licensed REALTOR® (CA DRE #02099146) at HomeSmart PV & Associates. When this policy says "I," "me," or "my," it means me personally as the agent responsible for your data.

What I Collect

Information you give me directly

When you fill out a form on my site (Buyer Readiness Quiz, Home Value Estimator, Showing Request, Open House Sign-In, Referral, etc.), I collect:

• Contact details: name, email address, phone number, mailing or property address, city you're interested in
• Real estate context: whether you're buying or selling, your timeline, your home preferences, which property you're asking about
• Financial readiness data (Buyer Readiness Quiz only): monthly income, current savings, monthly debt payments, credit score, target home price, planned down payment percentage. You provide these voluntarily — they're never required to use my site. They power the personalized readiness score and 90-day plan you receive.
• Reviews and feedback: if you leave a review on my site or for a lender in my network, the rating and any text you submit

Information collected automatically

• Browser + device basics: IP address, browser type, pages visited, referring site, timestamps. Used for security and to understand what's working on the site.
• Cookies and similar: small files in your browser used to remember preferences, prevent spam, and measure site usage. You can disable cookies in your browser settings; some site features may stop working if you do.
• Email tracking: if I send you an email, I may track whether it was opened or which links you clicked. This helps me know whether my communication is useful.

How I Use Your Information

The information I collect is used only to:

• Respond to you — call, text, or email about your request
• Provide the service you asked for — your readiness score, home value estimate, showing appointment, etc.
• Connect you with my trusted lender partner (only if you submitted a form via a lender's unique URL or asked for a referral)
• Send you helpful updates — market reports, tools I've added, listings I think you'd like (you can unsubscribe anytime)
• Improve my services — understand which tools help families most
• Comply with the law — DRE record-keeping rules, tax records, anti-fraud checks

I do not: sell your data, rent your data, share your data with advertising networks, or use your information for any purpose other than serving you in a real estate capacity.

Who I Share Your Information With

I share your information only with the trusted service providers who help me deliver this experience:

• Supabase — hosts the database where your information is stored. SOC 2 compliant, US-based.
• SendGrid (Twilio) — sends my emails to you. They process the email address only.
• Lob — prints and mails physical postcards if you're on a marketing list. They process mailing address only.
• Vercel — hosts the website you're reading right now.
• IDX Broker (Elm Street Technology) — provides the home-search experience and shares MLS listing data.
• My lender partner (if applicable): if you submitted a form via a lender's unique URL (e.g., ?lender=marylou), I share your contact and readiness information with that specific lender so they can reach out for pre-approval. Lenders in my network sign agreements that require them to handle your information professionally and never share it further.

I do not share your data with anyone else, period — unless you ask me to (e.g., introducing you to a contractor, escrow company, or attorney) or unless I'm legally required to (subpoena, court order).

How Long I Keep Your Information

• Active leads and clients: as long as you're working with me or for 7 years after our last interaction (DRE record-keeping requirement).
• Inactive contacts: if you ask me to delete your record, I do so within 30 days (subject to legal retention requirements).
• Email tracking + analytics data: 24 months, then anonymized.

Your Rights

If you live in California (or anywhere with similar privacy laws), you have the right to:

• Know what I have on you — I'll send you a copy of all your data within 30 days of your request.
• Correct inaccurate information — just let me know what's wrong.
• Delete your information — I'll erase everything within 30 days, except what I'm legally required to keep (transaction records, tax records).
• Opt out of marketing — every email has an unsubscribe link. Or just text/email me to stop everything.
• Opt out of "sale" of your data — I don't sell data, so this is automatic.
• Not be discriminated against for exercising any of the above rights.

How I Protect Your Information

• Encryption in transit and at rest: all data is encrypted (HTTPS) when traveling between you and the site, and stored encrypted on Supabase servers.
• Access controls: only I can access your full record. My systems require multi-factor authentication.
• Trusted service providers: every vendor I use (Supabase, SendGrid, Lob, Vercel, IDX Broker) is SOC 2 / industry-compliant.
• Limited data collection: I only ask for what's needed. Financial details on the Buyer Readiness Quiz are always optional.

No system is 100% secure. If a breach ever happened, I would notify you within 72 hours.

Children's Privacy

This site is not intended for anyone under 18. I do not knowingly collect information from children. If you believe I've inadvertently collected information from a minor, please contact me and I'll delete it immediately.

Changes to This Policy

If I make material changes, I'll update the "Last updated" date at the top of this page and (for active clients) send you an email so you can review. Continued use of the site after a change means you accept the updated policy.
